<p>The Director of Revenue Management (Pre-Opening) is responsible for building the hotel s revenue strategy and commercial infrastructure from the ground up prior to launch. This includes establishing market positioning, designing room type categories and pricing structures, configuring technology distribution channels (PMS, RMS, CRS, OTA setups), setting up forecasting models, and partnering with Sales and Marketing to drive pre-booking momentum for a successful opening. Pre-Opening Revenue Strategy & Market Positioning Conduct detailed competitive market analyses, feasibility review assessments, and bench strength evaluations of the primary and secondary competitive sets Design the hotel's rate architecture, corporate rate structures, seasonal yield strategies, package offerings, and room type supplements/upsell paths. Formulate the opening-year Revenue Strategy, including room revenue targets, average daily rate (ADR), occupancy, and RevPAR projections across all market segments. Establish total revenue management protocols extending to Food & Beverage, Spa, Events/MICE, and other ancillary revenue streams. Systems Configuration, Distribution & Tech Integration Oversee the onboarding, setup, testing, and integration of core revenue technologies: Property Management System (PMS), Revenue Management System (RMS), Central Reservation System (CRS), Channel Manager, and Rate Shopper tools. Establish direct connection agreements and commercial terms with Global Distribution Systems (GDS), Online Travel Agencies (OTAs), and key wholesale distributors. Build rate codes, room inventories, and yield rules across all distribution channels to ensure parity and seamless reservation delivery. Budgeting, Business Planning & Forecasting Lead the creation of the Pre-Opening and Year 1 Revenue Budgets, business plans, and market segment mix targets in coordination with the General Manager and Director of Sales & Marketing. Establish baseline KPIs, dashboard reporting templates, and weekly Revenue Strategy Committee meeting frameworks. Commercial Alignment & Pre-Booking Acceleration Partner closely with the Sales team on group sales guidelines, displaced revenue evaluations, and group ceiling pricing models. Work with Digital Marketing to align direct-booking strategy, pay-per-click campaign timing, and brand website content readiness. Monitor competitor pre-opening opening date announcements, special launch offers, and market pricing actions to adapt the launch strategy dynamically. Analytics, Reporting & Post-Launch Optimization Audit and analyze daily rate shop reports, STR data, and booking pace trends leading up to Opening Day. Deliver revenue reports and commercial updates to property owners, asset managers, and corporate leadership. Transition the hotel smoothly from pre-opening setup into day-to-day dynamic yield management upon official launch. The service has expanded rapidly across Kuwait, UAE, Qatar, Jordan, Bahrain, Egypt, Oman and Iraq!</p><br><br><p>Bridge between category managers and admin team to ensure clear guidance and task implementation in a timely manner. The job holder shall act as an Infrastructure Specialist, responsible for ensuring the availability, stability, resilience, and performance of client’s enterprise IT and network infrastructure. Prepare and submit daily and weekly work progress reports to monitor relevant operational performance.</p></li><li><p>Manage costs related to cleaning and maintenance activities in the camps, as well as cleaning operations in the yard, including budget preparation, monitoring, and reporting.Lead, mentor and support the Employee Welfare team to achieve departmental objectives and ensure service excellence.</p></li><li><p>Conduct regular inspections and supervise ongoing maintenance and cleaning operations in the relevant areas to ensure quality and compliance.</p></li><li><p>Ensure adherence to safe working practices and promote a strong safety culture across all service areas.</p></li><li><p>To ensure an acceptable standard of Quality, Environmental, OHSAS and Security Management System is maintained in accordance with recognized working practices and the Company’s QEHS&S Manual and Policy within the Shared Services work areas.</p></li></ul><p><strong>DUTIES & RESPONSIBILITIES</strong></p><ul><li><p>Supervise and manage daily cleaning & maintenance operations in the camps as well as cleaning operations in the yard and admin buildings.</p></li><li><p>Ensure that camp and other leased accommodation for Company staff is always maintained in a clean, safe and acceptable condition.</p></li><li><p>Conduct regular inspections of camp accommodations, canteen facilities, and transportation services to ensure compliance with hygiene, safety, service reliability, and maintenance standards. Prepare detailed inspection reports highlighting key findings, recommended corrective actions, and timelines for resolution; ensure timely follow-up and closure of identified issues.</p></li><li><p>Coordinate with contractors and internal teams to address maintenance and cleaning issues promptly and effectively.</p></li><li><p>Implement and monitor power and water saving initiatives across all facilities; ensure best practices are followed and corrective measures are applied to reduce utility consumption and promote sustainability.</p></li><li><p>Report any major repair needs, alteration or renovation requirements to the Technical Service for evaluation and management approval.</p></li><li><p>Develop and maintain a Master Zoning Plan for all labour camps and shared facilities, identifying key issues, risk areas, and recommended actions to support long-term planning and continuous improvement.</p></li><li><p>Monitor and manage costs related to cleaning and maintenance activities, including budget preparation, tracking, and reporting.</p></li><li><p>Manage canteen operations to ensure food quality, hygiene, and service standards are consistently met; coordinate with catering providers to address feedback and implement improvements.</p></li><li><p>Conduct a minimum of two catering satisfaction surveys per year to assess service quality and identify areas for enhancement.</p></li><li><p>Manage staff transportation services, ensuring timely, safe, and efficient movement of employees; monitor contractor performance and resolve service-related issues.</p></li><li><p>Procurement of elementary items for repairs/maintenance, from local market, within approved Financial Limits.</p></li><li><p>Prepare yearly operation and capital budget for the welfare section.</p></li><li><p>Periodic review of Budget Vs Actual reports.</p></li><li><p>Conduct team meetings to review and update daily operations requirements.</p></li><li><p>Attend weekly department meetings.</p></li></ul><p><strong>FINANCIAL RESPONSIBILITIES</strong></p><ul><li><p>Potential financial risk involved in finalization of Maintenance budget, subsidy payment to caters payments to transport contractors, petty cash purchases, etc. Proper care to be exercised to guard safe Company’s interest</p></li></ul><p><strong>WORK CONDITIONS/HAZARDS</strong></p><p>Being required to inspect work site, inherent dangers of accidents and exposure to varying climatic conditions.</p><ul><li><p>Safety attire to be always worn when visiting work sites</p></li></ul><p><strong>PHYSICAL EFFORTS</strong></p><ul><li><p>Require physical exertion during visit to various work sites and housing complexes, for inspection of work or to resolve complaints of tenants, arrangements for power, water and telephone connection, etc</p></li></ul><p><strong>Desired Candidate Profile</strong></p><p>.</p>
