Job Description & Key Responsibilities - Facility Management Technician:
Maintenance and Repair:
- Perform routine maintenance and repair tasks on MEP systems, including HVAC, electrical wiring, lighting, plumbing fixtures, and related equipment.
- Respond promptly to maintenance requests and emergency calls for repairs and adjustments.
- Diagnose and troubleshoot issues with MEP systems and recommend appropriate corrective actions.
Inspections and Testing:
- Conduct regular inspections of MEP systems to identify potential issues and ensure compliance with safety and regulatory standards.
- Test system performance and functionality, documenting findings and actions taken.
Installation and Upgrades:
- Assist in the installation, commissioning, and upgrading of MEP systems and components.
- Collaborate with contractors and vendors during installation and renovation projects.
Preventive Maintenance:
- Develop and implement preventive maintenance schedules to minimize downtime and extend the lifespan of MEP systems.
- Maintain accurate records of maintenance activities and system performance.
Safety and Compliance:
- Ensure all work is performed in accordance with safety regulations and company policies.
- Stay updated on industry standards and best practices to maintain a safe working environment.
Inventory and Documentation:
- Manage inventory of spare parts and maintenance supplies, ensuring adequate stock levels.
- Maintain detailed records of repairs, inspections, and maintenance activities.
Customer Service:
- Interact with tenants, property managers, and other stakeholders in a professional and courteous manner.
- Provide clear explanations of maintenance activities and system performance.
Qualifications:
- Education and Experience:
- High school diploma or equivalent; technical training or certification in MEP systems preferred.
- Minimum of 3 years of experience in MEP maintenance, preferably in a residential or commercial building setting.
Skills and Competencies:
- Strong technical knowledge of HVAC, electrical, and plumbing systems.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Proficient in the use of hand and power tools, diagnostic equipment, and maintenance software.
- Excellent problem-solving skills and attention to detail.
- Good communication and interpersonal skills.
